WHAT WE DO

Darrington Architects provide architectural services from conception to completion. Our services include gathering pre-design information (measuring, acquiring topographical surveys and observation data collecting), design development, obtaining planning permission or a certificate of lawful development, building control approval, working drawings for construction, tendering with building contract advice as required and onto site.

Design

The development of a ‘design’ for any project encompasses several phases, starting with pre-design, which includes measuring your existing property or acquiring topographical data for new plot projects. This practical information informs the development of the design ideas. The design ideas phase usually consists of several options, revisions and amendments, evolving towards a final agreed design. This final design phase concludes with a submission for planning permission or a certificate of lawful development from the local planning authority. It is at this stage we will discuss any further legal requirements with you, such as duties under the Party Wall Act, if appropriate.

The final stage is the detail design development and formation of drawings and information required for a building control submission and for the ‘working drawing’ package, which is required for construction.

Tender

Tendering the scheme is the process undertaken to obtain actual build costs for the project. It may be there is a builder you have in mind for the works, or that tendering to a few builders is your preferred route – at which point we can form a tender report and recommendation on the appointment of a builder. It is during this stage that we can talk through building contracts and options available to you.

Build & On Site

This is the exciting part, where the development of your scheme comes to life! We can work with you and your contractors at arranged on-site meetings during the build stage, if required.
